Nicole Battista, and the unknown heirs, devisees, legatees and assignees, whose exact addresses cannot be ascertained with reasonable diligence, shall take notice that, on the 12th day of April, 2013, Plaintiff, Tiger Land Holdings, LLC, filed its Complaint in Foreclosure in Case No. 13CV 1003 in the Court of Common Pleas, Mahoning County, Ohio to foreclose the liens held by it for delinquent real estate taxes, assessments, penalties, interest, charges and costs with respect to the following parcels of real property:

Tax Parcel 53-223-0-160.000

Situated in the City of Youngstown, County of Mahoning and State of Ohio, and known as part of O.L. 1544, said part is bounded and described as follows:

Beginning at an iron pin in the south line of Youngstown City Lot Number 47712 and the north line of O.L. 1544, said iron pin lies S. 3° 40' west a distance of 73.80 feet, as measured along the east line of Jacobs Road and S. 87° 01' E., a distance of 150.00 feet from the intersection of east line of Edgar Street.

The principal point of beginning of property herein after described; thence S. 3° 40' W., paralleled to Jacobs Road and 150 feet east of east line thereof, a distance of 36.00 feet to an iron pin in the south line of O.L. 1544; thence S. 87° 01' E. paralleled to the south line of Edgar Avenue a distance of 250.90 feet to an iron pin; thence N. 3° 40' E. parallel to Jacobs Road, a distance of 108.80 feet to an iron pin. Said iron pin lies 1.00 feet south of south line of Edgar Avenue; thence N. 87° 01' W. parallel to Edgar Avenue, a distance of 200.90 feet to an iron pin, thence S. 3° 40' W. a distance of 72.80 feet to an iron pin, thence N. 87° 01' W. a distance of 50.00 feet to the place of beginning, containing within said bounds 0.543 acres.

Tax Parcel 53-223-0-162.000

Situated in the City of Youngstown, County of Mahoning, State of Ohio, and known as a part of Out Lot Number 1544, said part of O.L. No. 1544, facing 36 feet on the easterly line of Jacobs Road, and extends back of even width 150. Said part of Out Lot No. 1544 lies between the north line of City Lot Number 47712 and the south line of City Lot Number 47713 and being marked with four iron pins by D. A. Richards, Surveyor, July 1947.

The prayer of the Complaint is for an order transferring fee simple title to the properties to Plaintiff, free and clear of all subordinate liens. Alternatively, the prayer of the Complaint is for an order directing that the properties be sold at public auction and that the proceeds therefrom be used to satisfy Plaintiff's liens. Plaintiff further prays for such other relief as the Court may deem just, equitable, and necessary, that any and all persons claiming an interest in the properties be required to answer and set up their interest or be forever barred from asserting the same, that Plaintiff's liens be found to be good and valid first liens on the properties, and that the equity of redemption of the properties be foreclosed.

The above-named Defendants are required to answer Plaintiff's Complaint within twenty-eight (28) days after the last date of publication of this notice, which notice shall be made once per week for three consecutive weeks, said answer day being the 25th day of October, 2013. If said Defendants fail to timely respond, the Court may enter a default judgment against them for the relief requested in the Complaint.
