Estate of Rose M. Larger, Unknown Tenant of Land Contract Vendee, Linda Sotirovich, whose last known address is 101 S. Elruth Ct., Girard, Ohio 44420, and Unknown Heirs, Devisees, Grantees and/or Assigns of Rose M. Larger, shall take notice that on the 9th day of August, 2006, American Tax Funding, LLC filed its Complaint for Foreclosure Case No. 06CV 3075 in the Court of Common Pleas, Mahoning County, Ohio, to foreclose the liens held by it for delinquent real estate taxes, assessments, penalties, interest, charges, and costs with respect to the following parcel of real property:

Situated in the City of Youngstown, County of Mahoning, and State of Ohio, and known as being part of Out Lot No. 1373, according to the latest enumeration of lots and outlots in said city, and commencing for description at a point in the west line of said Outlot #1373 which is one hundred feet distant from the northwest corner of said Outlot #1373; thence south along the westerly line of said Outlot #1373, which is also the easterly line of Woodside Avenue, a distance of seventy (70) feet to a point; thence east on a line parallel with the north and south lines of said Outlot #1373 a distance of one hundred thirty-seven (137) feet to a point; thence north on a line parallel with the west line of said Outlot #1373 a distance of seventy (70) feet to a point; thence west on a line parallel with the north and south lines of said Outlot #1373 a distance of one hundred thirty-seven (137) feet to the place of beginning.

Said parcel of land having a frontage of seventy (70) feet on the east side of Woodside Avenue and a depth of equal width one hundred thirty-seven (137) feet.

The prayer of the Complaint is for an order directing that the property be sold at public auction and that the proceeds therefrom be used to satisfy Plaintiff's liens. Plaintiff further prays for such other relief as the Court may deem just, equitable, and necessary and that any and all persons claiming an interest in the property be required to answer and set up their interest or be forever barred from asserting the same, that Plaintiff's liens be found to be good and valid first liens on the property, and that the equity of redemption with respect to the property be foreclosed.

The above-named Defendants are required to answer Plaintiff's Complaint within twenty-eight (28) days after the last date of publication of this notice, which notice shall be made once per week for three consecutive weeks, said answer day being the 16th day of January, 2007. If said Defendants fail to timely respond, the Court may enter a default judgment against them for the relief requested in the Complaint.
