By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

TUESDAY, SEPTEMBER 1 A.D. 2026

And known as being all of Youngstown City Lot No. 35675, according to the latest enumeration of lots in said City, in Plat No. 1 of Cochran Park East Subdivision, as shown by the plat recorded in Volume 19 of Maps, Pages 24 and 25 of Mahoning County Records.
Said Youngstown City Lots No. 35675 has a frontage of 48.6 feet o the southerly side of Cambridge Avenue and extends back therefrom between parallel lines 160.9 feet on its easterly line, 160.5 feet on its westerly line to a rear line of 48.6 feet, as appears by said plat.

APPRAISED VALUE: $66,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
