And known as being part of Lot 20, Tract 12 in said Township and further bounded and described as follows:
Beginning at a point on the centerline of Mahoning Avenue (60' R/W) said point being South 87° 01' 57" West, a distance of 1603.40 feet from a monument found at the centerline intersection of said Mahoning Avenue and Salem Warren Road (60' R/W):
Thence South 0° 41' 24" West, a distance of 30.06 feet to a 3/4" iron pin found on the South line of said Mahoning Avenue at the Northeast corner of parcel # 50-026-0-102 (J. Eugene Moherman Trust O.R. 5750-2057) and the true place of beginning for the parcel herein described:
Thence North 87° 01' 57" East, along said South line of Mahoning Avenue, a distance of 82.50 feet to a 5/8" iron pine found at the Northwest corner of land conveyed to Erika A. Hinkle by deed recorded in Volume 5429, Page 1203 of Mahoning County Official Records;
Thence South 0° 41' 24" West, along the West line of said Hinkle's Land, a distance of 262.55 feet to an iron pin set on a North line of land conveyed to Olin E. and Grace A. Harkleroad by deed recorded in Volume 4387, Page 26 of Mahoning County Official Records;
Thence South 87° 18' 30" West, along said North line of Harkleroad's Land, a distance of 82.48 feet to a 5/8" iron pin found at the Southeast corner of said Parcel # 50-026-0-012 (J. Eugene Moherman Trust);
Thence North 0° 41' 24" East, along the East line of said Moherman's Land (Parcel 50-026-0-012), a distance of 262.15 feet to a 3/4" iron pin found on the South line of said Mahoning Avenue and the true place of beginning and containing therein 0.4959 acres of land as surveyed in July, 2012 by Jerry W. Daniel, Registered Surveyor No. 6222.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 11299 Mahoning Avenue, North Jackson, Ohio 44451.

APPRAISED VALUE: $168,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
