By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on
TUESDAY, NOVEMBER 25 A.D. 2025 AND
TUESDAY, DECEMBER 9 A.D. 2025

at 10:00 o'clock A.M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Youngstown, County of Mahoning and State of Ohio:
And known as being Lot Number Twenty-five Thousand One Hundred Twenty-five (25125) according to the latest enumeration of lots in said City, formerly known as Lot No. 22 in Samuel Gibson Place as recorded in Volume 13 of Plats, Page 53, Mahoning County Records. Said lot has a frontage of Forty and No Hundredths (40.00) feet on the northerly line of Mabel Street and extends back on its westerly line One Hundred Forty and No Hundredths (140.00) feet, and on its easterly line One Hundred Forty and No Hundredths (40.00) feet, having a rear line of Forty and No Hundredths (40.00) feet, as appears by said plat. Be the same more or less, but subject to all legal highways.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
