By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on
TUESDAY, OCTOBER 14 A.D. 2025 AND
TUESDAY, OCTOBER 28 A.D. 2025

at 10:00 o'clock A.M. of said day, the following described lands and tenements, to-wit:
Situated in the Township of Boardman, County of Mahoning and State of Ohio:
And known as being Sublot No. 201 in replat of Indianola Heights Plat No. 3, a Re-subdivision of a part of Original Boardman Township, Lot No 21, Fourth Division, as shown by the recorded plat of said Re-Subdivision in Volume 28 of Maps, Page 288 of Mahoning County Records.
Said Sublot No. 201 has a frontage of 55 feet on the northerly side of Afton Avenue, and extends back between parallel lines 156.41 feet on the westerly line, 155.50 feet on the easterly line and has a rear line of 55 feet, as appears by said plat, be the same more or less, but subject to all legal highways.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 208 Afton Avenue, Boardman, Ohio 44512.

APPRAISED VALUE: $158,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
