By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

at 10:00 o'clock A.M. of said day, the following described lands and tenements, to-wit:
Situated in the Township of Smith, County of Mahoning and State of Ohio:
Known as being part of the Southeast quarter of Section No. 25 (Township 18 North, Range 5 West) in said Smith Township, and being further bounded and described as follows:
Commencing at monument GO-77G with disk found at the Intersection of the centerline of Fifth Street (County Road 10/60- foot Right-of-Way) with the centerline of Smith Goshen Road (County Road 29/60-foot Right-of-Way) said point being on the Easterly line of said Goshen Township and Section No. 25;
Thence South 88 deg. 45' 25" West along said centerline of Fifth Street a distance of 1104.80 feet to the POINT OF BEGINNING said point being the Northwesterly corner of lands of George M. Bruderly (O.R. Book 5169, Page 259);
Thence South 00 deg. 51' 25" East along the Westerly line of said lands of Bruderly a distance of 261.00 feet to a 5/8-inch iron pin found with ID cap Daniel 6222 and passing over a 5/8-inch iron pin set at a distance of 30.00 feet;
Thence South 88 deg. 45' 25" West continuing along said lands of Bruderly a distance of 83.80 feet to a 5/8-inch iron pin found with ID cap Daniel 6222 on the Easterly line of lands of John C. Townsend (O.R. Book 5788, Page 1308);
Thence North 00 deg. 51' 25" West along said Easterly line of lands of Townsend a distance of 261.00 feet to a point on the said centerline of Fifth Street and passing over a 5/8-inch iron pin set a distance of 231.00 feet;
Thence North 88 deg. 45' 25" East along said centerline of Fifth Street a distance of 83.80 feet to the POINT OF BEGINNING and containing 21,871.21 square feet or 0.5021 acres of land, more or less. The above described parcel contains 0.0577 acres of land within the Right-of-Way limits of said Fifth Street; The same being the base azimuth of said parcel; Bearing: North 88 deg. 45' 25" East. All iron pins set are 5/8-inch diameter, 30 inch long steel rebar with ID cap "Drescher S-7390". A survey of this parcel was performed by Warren F. Drescher IV Registered Surveyor No. 7390, November 2019.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
