Rutland, and the Unknown Heirs, Devisees, Legatees, Executors, Administrators, Spouses and Assigns and the Unknown Guardians of Minor and/or Incompetent Heirs of Elizabeth Rutland, will take notice that thePlaintiff, PNC Bank, National Associationfiled its Complaint in the Court of Common Pleas, Mahoning County, Ohio, with the above reference case number. The object of and demand for relief in the Complaint is to foreclose upon the Plaintiff Mortgage recorded upon the real estate described below and in which he Plaintiff alleges that the foregoing Defendants have or claim to have in interest:

Situated in the City of Youngstown, County of Mahoning, State of Ohio, and known as being the northerly part of City Lot Number Twenty-two Thousand Five Hundred Seventy-nine (22,579) according to the latest enumeration of lots in said city, as recorded in Volume 16 of Plats, Page 172, Mahoning County Records and described as follows:

Beginning at an iron pin set on the westerly line of Volley Road, said iron pin being north 1° 30' west, distance of 120 feet from the northerly line of Eaton Street, thence south 87° 46' west across said Lot No. 22579 on a line parallel with the said northerly line of Eaton Street, a distance of 204.77 feet to an iron pin set on the easterly line of Mill Creek Park; thence north 18° 50' west along the said easterly line of Mill Creek Park, a distance of 187.98 feet to an iron pin set on the southerly line of Out Lot No. 1106 at the Northwest corner of said Lot No. 22579; thence north 87° 46' east along the said southerly line of Out Lot No. 1106, a distance of 260.87 feet to an iron pin set on the westerly line of Volney Road, thence south 1° 10' east along the said westerly line of Volney Road a distance of 25 feet to an iron pin set in an angle of said line; thence south 1° 30' east continuing along the said westerly line of Volney Road, a distance of 155 feet to an iron in at the place of beginning, be the same ore or less, but subject to all legal highways.

The Defendants named above are required to answer the Complaint within Twenty-eight (28) days after the last publication of this legal notice, said answer day being the 21st day of August 2025. This legal notice will be published once a week for three successive weeks.
