And known as being Sublot No. 16 in the Powell Plat No. 1, as recorded in Plat 54, Page 24, Mahoning County Records, said Sublot No. 16 has a frontage of 801 on the Westerly side of Glenwood Avenue extension and extends back 301.72' on the Northerly line, 302.11' on the southerly line, and has a rear line of 80', be the same more or less, but subject to all legal highways.

Exceptions to the warranties: except easements, restrictions, conditions of record all applicable zoning laws.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
