By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

PARCEL NO. 1

Situated in the Township of Berlin, County of Mahoning and State of Ohio:

Known as being apart of Great Lot No. 4 in Tract No. 1 of said Berlin Township, and being further bounded and described as follows:

Commencing at a monument found at the intersection of the centerline of Berlin Station Road (County Road 90), and the centerline of Bedell Road (County Road 31); thence North 00° 06' 00" West along said centerline of Bedell Road, a distance of 1742.40 feet to the Point of Beginning, said point being the northwesterly corner of the lands of D.H. Blair (O.R. Book 847, Page 291);

Thence North 00° 06' 00" West continuing along said centerline of Bedell Road, a distance of 200.00 feet to a point:

Thence South 89° 44' 00" East through the lands of the grantor, a distance of 1311.73 feet to a 5/8" iron pin set at the westerly line of the lands of C. Tofilski (Deed Volume 1434, Page 65) and passing over a 5/8" iron pin found at 30.00 feet;

Thence South 00° 32' 20" West along said lands of Tofilski, a distance of 200.00 feet to a 5/8" iron pin found on the northerly line of the lands of Turkey Broth Glen, LLC (O.R. Book 5515, Page 1605);

Thence North 89° 44' 00" West along said lands of Turkey Broth Glen and said lands of Blair to a distance of 1309.50 feet to the true Point of Beginning on said centerline of Bedell Road (and passing over a 5/8" iron pin found at 1279 feet) and containing 262,17.6906 square feet or 6.0174 acres of land, more or less.

The above described parcel contains 0.1377 acres of land within the right-of-way limits of said Bedell Road; the same being the base azimuth of the above described parcel, Bearing: North 00° 06' 00" West.

A Survey of this parcel was performed by Warren F. Drescher IV, Registered Surveyor No. 7390, November, 2012.

Known as being part of Great Lot No. 4 in Tract No. 1 of said Berlin Township, and being further bounded and described as follows:

Commencing a monument found at the intersection of the centerline of Berlin Station Road (County Road 90) and the centerline line of Bedell Road (County Road 31);

Thence North 00° 06' 00" West along said centerline of Bedell Road, a distance of 1942.40 feet to the Point of Beginning;

Thence North 00° 06' 00" West continuing along said centerline of Bedell Road, a distance of 200.00 feet to a point, said point being the southwesterly corner of the lands of M.T. Taylor (O.R. Book 5668, Page 1541);

Thence South 89° 44' 00" East along said lands of Taylor, a distance of 1313.96 feet to a 5/8" iron pin set at the westerly line of the lands of C. Tofilski (Deed Volume 1434, Page 65) and passing over a 5/8"iron pin set at 30.00 feet;

Thence South 00° 32' 20" West along said lands of Tofilski, a distance to a 5/8" iron pin set;

Thence North 88° 44' 00" West through the lands of the grantor, a distance of 1311.73 feet to the true Point of Beginning on said centerline of Bedell Road (and passing over a 5/8" iron pin found at 1281.73 feet) and containing 262,563.6802 share feet or 6.0276 acres of land, more or less.

The above described parcel contains 0.1377 acres of land within the right-of-way limits of said Bedell Road; the same being the base azimuth of the above described parcel, Bearing: North 00° 06' 00" West.

APPRAISED VALUE: $645,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
