LEGAL NOTICE FOR A

FORECLOSURE CASE

Case No. 2023 CV 00498

The Farmers National Bank of Canfield vs. Estate of Ronald Ralph Falkowski, aka Ronald R. Falkowski, Deceased, et al.

By virtue of an Order of Sale issued from the Mahoning County Court of Common Pleas, Ronald Roman, licensed auctioneer and real estate sales person, as a Private Selling Officer, has been ORDERED by the Court to offer for FORECLOSURE SALE on March 27, 2024 at 4:00 PM, the real property commonly known as 4464 Bedell Road, Berlin Center, Ohio 44401, parcel number 22-001-0-012.00-0. DATE, TIME AND LOCATION OF SALE:

The real property will be sold online via webcast auction. For more information go to georgeromanauctioneers.com. If the sale results in a NO BID/NO SALE and remains unsold after the first sale, then this property shall be offered again at a second sale on April 10, 2024 at 4:00 PM, and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20 (ORC 2329.52(B), ORC 2329.26(2)(a)(v)).

APPRAISED VALUE: $72,000.00.

TERMS OF SALE: In accordance with the Order of the Mahoning County Court of Common Pleas, the real property will be sold at a Public Auction with a minimum opening bid of $48,000.00. A 10% buyer’s premium shall be added to the final price. A $5,000.00 deposit by certified check made payable to Heritage Union Title Co. is required at the time of the auction. Balance of the sale price is due within thirty (30) days from date of confirmation of sale. The purchaser shall be responsible for costs, allowances and taxes that the proceeds of the sale are insufficient to cover. Failure to comply with the bid process will result in contempt charges and forfeiture of entire deposit plus damages allowed by law. The real property is being sold in “AS IS” condition. All inspections must be done prior to the auction. The auction of the real property is subject to confirmation of sale by the Mahoning County Court of Common Pleas. The auctioneer reserves the right to announce additional procedures for conducting the auction, if any, at the time of auction.
