By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

"Property being Sold subject to the mortgage of Pennymac Loan Services, LLC pursuant to Ohio Revised Code Section 2329.20. The property cannot be sold for less that 2/3 of the difference between the appraised value and the amount remaining unpaid on the note and mortgage of the defendant Pennymac Loan Services, LLC. The minimum bid shall be set at $91,359.42 and cannot be sold for less than that amount."

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
