By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

 

TUESDAY, DECEMBER 12 A.D. 2023 AND

TUESDAY, DECEMBER 26 A.D. 2023

at 10:00 o'clock A.M. of said day, the following described lands and tenements, to-wit:

 

Situated in the Township of Green, County of Mahoning and State of Ohio:

Beginning at a point in the center of the Green Beaver Townline Road 1722.8 feet measured North along the Center Line of said road from its intersection with the Center Line of the South Range Center Road (which point of intersection is also the Southeast corner of Section 13); hence North 85 deg 05' West 509.6 feet to an iron pin; thence North 4 deg 43' East 260 feet to an iron pin; Thence South 85 deg 05' East 509.6 feet passing over an iron pin at the side of the Green-Beaver Townline Road to the center of the same; thence South 4 deg 43' West 260 feet to the place of beginning and contains 3.04 acres of land, be the same more or less, but subject to all legal highways.

Being the same property as conveyed to Paul E. Handwork II from Iva J Handwork (deceased) by that deed dated 01/12/2005 and recorded 01/12/2005 in Book/Page: 5502/1292 in the Mahoning County Records.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 11674 Green Beaver Rd, Canfield, Ohio 44406.

APPRAISED VALUE: $313,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
