DIANA J. GRIER INDIVIDUALLY AND AS TRUSTEE OF THE DIANA J. GRIER TRUST DATED 2-8-02,

By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

 

TUESDAY, JULY 19 A.D. 2022 AND

TUESDAY, AUGUST 2 A.D. 2022

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit: 

Thence West along the North line of a 74.36 acre parcel now or formerly owned by F. and J. Less to the Southeast corner of lands now or formerly owned by W. and R. Kurtz; Thence North along the West line of said Kurtz Land to a point in the centerline of South Range Road; Thence east along the center line of South Range Road to the place of beginning and containing within said bounds 133 1/3 acres of land.

Excepting therefrom the following described parcel:

Situated in the Township of Green, County of Mahoning, and State of Ohio and known as being a part of section number Twenty-four (24) in aforesaid township, county and state.

Beginning at a point in the center of the Greenford and North Lima Road at the Northwest corner of a tract of land owned by E. N. Beardsley;

Thence in a Easterly direction along said highway Four Hundred and Sixty-six (466) feet to a point; Thence South Seven Hundred and Ninety (790) feet to a point; Thence West Four Hundred and Sixty-six (466) feet to a point along lands owned by Charles Feicht; Thence North along land owned by Charles Feicht Seven Hundred and Ninety (790) feet to the place of beginning and containing within said boundaries Eight and Forty-five One Hundredths (8.45) acres of land, be the same more or less, but subject to all legal highways.

The Tract of 8.45 acres of land was sold to Earl J. Hendricks by Warranty Deed from E. N. Beardsley also known as Ensign N. Beardsley and Flora Beardsley, his wife, on October 24, 1938, recorded in Volume 478, Page 344, Mahoning County Records of Deed.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 5423 W. South Range Road, Salem, Ohio 44460.

APPRAISED VALUE: $519,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
