By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Known as being a part of Great Lot No. 29 is said Poland Township and being further bounded and described as follows:
Commencing at a monument found at the intersection of the center line of Spitler Road (County Road 258) and the centerline of Youngstown Pittsburgh Road (State Route 170/a 66 foot right of way);
Thence South 27 deg. 39' 30" East along said centerline of Youngstown Pittsburgh Road a distance of 751.05 feet to the Point of Beginning, said point being the southwesterly corner of the lands of F. B. Wanat (O.R. Book 5616, Page 2373);
Thence North 62 deg. 20' 30 " East along the southerly line of said lands of Wanat a distance of 375.0 feet to a 5/8" iron pin found on the westerly line of the lands of I. Hassay (Deed Volume 1263, Page 397), and passing over a 5/8" iron pin at 30.00 feet;
Thence South 27 deg. 39' 30" East along said lands o Hassay a distance of 75.00 feet to a 5/8" iron pin found at the northeasterly corner of the lands of N.A. Mike Jr. (O.R. Book 1486, Page 734);
Thence South 62 deg. 20' 30" West along the northerly line of said lands of Mike a distance of 375.00 feet to a point said centerline of Youngstown Pittsburgh Road, and passing over a 5/8" iron pin found at 345.00 feet;
Thence North 27 deg. 39' 30" West along said centerline of Youngstown Pittsburgh Road a distance of 75.00 feet to the True Point of Beginning, and containing 28,125.0000 square feet or 0.6457 acres of land, more or less.
The above described parcel contains 0.0568 acres within the right of way limits of said Youngstown-Pittsburgh Road; the same being the base azimuth of the above described parcel, Bearing: South 27 deg. 39' 30" East.

APPRAISED VALUE: $153,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
