By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JUNE 25, A.D. 2013

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

9303 New Road, North Jackson, Ohio 44451

Situated in the Township of Jackson, County of Mahoning and State of Ohio:

Known as being part of Section No. 15 of the Great Salt Springs Tract No. 11 in said Jackson Township and being further bounded and described as follows:

Beginning at a monument found at the intersection of the centerline of New Road with the centerline of Lipkey Road;

Thence along side New Road centerline, North 89 degrees 21 minutes 35 seconds East a distance of 484.68 feet to a point at the northwesterly corner of lands now or formerly of F.R. & J.L. Gottron;

Thence along said Gottron lands, South 01 degree 14 minutes 40 seconds East, passing over an iron pin found at 30.00 feet, a total distance of 521.64 feet to an iron pin found at the northeasterly corner of Lot 1 in the H.D. Oliver Plat No. 2;

Thence by the next two courses along said Oliver Plat, North 83 degrees 30 minutes 00 seconds West a distance of 305.92 feet to an iron pin found;

Thence North 57 degrees 46 minutes 30 seconds West, passing over an iron pin found at 249.77 feet a total distance of 282.64 feet to a point on said Lipkey Road centerline;

Thence along said centerline, North 08 degrees 06 minutes 00 seconds East, a distance of 334.09 feet to the Point of Beginning.

The above parcel contains within said bounds 5.495 acres of land, of which 0.551 acres are located in right of way, as surveyed under the supervision of Haven R. Grover, Registered Surveyor No. 6971 of Western Reserve Land Consultants, Inc., on May 11, 2001, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 9303 New Road, North Jackson, Ohio 44451.

APPRAISED AT: $192,000.00.

Bidding to begin at two-thirds (2/3) of appraised value.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK for ten percent (10%) deposit of appraised value at the sale, ($3,000.00 cap on deposit for Plaintiffs), balance in full within thirty (30) days.

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
