By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JUNE 11, A.D. 2013

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the City of Youngstown, County of Mahoning and State of Ohio:

And known as being Youngstown City Lot Number 25774 according to the latest enumeration of lots in said City, formerly known as part of Youngstown City Lot Number 25773 and 25774, in Replat Powerstown Plat Nos. 385, a Resubdivision of a part of Original Youngstown Township Great Lot No. 44, as shown by the recorded plat of said Resubdivision in Volume 39 of Plats, Page 252 of Mahoning County Records, and being more particularly bounded and described as follows:

Beginning at the intersection of the northeasterly line of Lenox Avenue with the northwesterly line of Youngstown City Lot No. 25775;

Thence North 21 degrees 49’ West along the northwesterly line of Lenox Avenue, a distance of about 45 feet to a point of curve;

Thence by a curve to the right with a radius of 25 feet to a point on the southeasterly line of Comely Avenue;

Thence North 68 degrees 11’ East along the southeasterly line of Comely Avenue a distance of about 75 feet to a point;

Thence South 21 degrees 49’ East a distance of about 70 feet to the intersection thereof with the northwesterly line of City Lot No. 25775;

Thence South 68 degrees 11’ West a distance of 100 feet to the place of beginning, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3405 Lenox Avenue, Youngstown, Ohio 44503.

Bidding to begin at two-thirds (2/3) of appraised value.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK for ten percent (10%) deposit of appraised value at the sale, ($3,000.00 cap on deposit for Plaintiffs), balance in full within thirty (30) days.

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
