By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JUNE 25, A.D. 2013

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the City of Youngstown, County of Mahoning and State of Ohio:

And known as being Youngstown City Lot No. 58762 according to the latest enumeration of lots in said City in Sunset Knolls Plat No. 1, a subdivision of a part of Original Youngstown City Out Lots Nos. 975, 976 and 911, as shown by the recorded plat of said subdivision in Volume 37 of Maps, Page 46 of Mahoning County Records.

Said Youngstown City Lot No. 58762 has a frontage of 70 feet on the easterly side of Baymar Drive and extends back a distance of 159.14 feet on the northerly line, a distance of 158.39 feet on the southerly line and has a rear line of 70 feet, as appears by said plat, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3715 Baymar Drive, Youngstown, Ohio 44511.

APPRAISED AT: $69,000.00.

Bidding to begin at two-thirds (2/3) of appraised value.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK for ten percent (10%) deposit of appraised value at the sale, ($3,000.00 cap on deposit for Plaintiffs), balance in full within thirty (30) days.

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
