By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

 

Situated in the Township of Goshen, County of Mahoning and State of Ohio:

Being known as a part of the Southwest Quarter of Section 11, Goshen Township, Mahoning, Ohio, being further described as follows, to wit:

Beginning at a point in the Middletown Road, a distance of 1,534.92 feet North 89 degrees 45' west of a Mahoning County Monument located at the intersection of the Middletown Road and the Stratton Road; Thence North 89 degrees 45' west along the Middletown Road, a distance of 2,673.6 feet to an iron pin on the half section line; Thence South 89 degree 36' east along the half section line a distance of 415.00 feet to an iron pin; Thence South a distance of 2,672.5 feet to the place of beginning. The above described parcel contains a calculated area of 25.467 acres more or less. Be the same more or less, but subject to all legal highways.

APPRAISED VALUE: $283,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
