By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

 

Situated in the Township of Boardman, County of Mahoning and State of Ohio:

And known as being Sub Lot No 7, in the Pleasant View Plat No. 2, as recorded in Plat Volume 12, Page 218, Mahoning County Records of Plats.

Said Sub Lot No. 7 has a frontage of 96.57 feet along the center line of Mathews Road and extends back 450.91 feet on the easterly line, 451.31 feet on the westerly line, and has a rear line of 96.57 feet, be the same more or less, but subject to all legal highways.

Situated in the Township of Boardman, County of Mahoning and State of Ohio:

And known as being the East 15 feet on Lot Number Two (2) in Pleasant View Plat, subdivision of a part of Original Boardman Township Lot Number 21 of the 4th Division, as shown by the recorded plat of said subdivision in Volume Eleven (11) at Page Thirty-eight (38), Mahoning County Records of Plats.

Said East part of Lot Number 2 of said subdivision has a frontage of Fifteen (15) feet on the North side of Mathews Road and extends back of even width from the center of said Road to a depth of Four Hundred Fifty-one and Thirty-One Hundredths (451.31) feet.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 382 Mathews Road, Youngstown, Ohio 44512.

APPRAISED VALUE: $91,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
