By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the Township of Milton, County of Mahoning and State of Ohio:

Known as being a part of Great Lot 19 of the North Survey, Milton Township, Mahoning County, Ohio and property formerly described in OR 5995, Page 936 and more particularly described follows: Beginning at a monument at the intersection of the centerline of Milton Avenue with the centerline fo Cole Court; Thence North 89 deg. 36' 00" West, (basis of bearing), a distance of 934.90 feet to true point of beginning of the parcel herein described; Thence North 89 deg. 36' 00" West, along the centerline of Milton Avenue, a distance of 96.83 feet to a point; Thence North 0 deg. 24' 00" East, along lands n/f owned by Nicholas P. Wolsonovich as recorded in OR 5222, Page 1893, and passing over a 5/8 inch, 30-inch capped rebar set at 33.00 feet, a total distance of 333.00 feet to a 5/8 inch iron pin found; Thence South 89 deg. 36' 00" East, along lands n/f owned by Kathleen A. Jett as recorded in OR 5869, Page 2714, a distance of 96.83 feet to a 1/2 inch iron pin found; Thence South 0 deg. 24' 00" West, along lands n/f owned by Elmer Dale Mountain Jr & Patricia M. Petroski, Marilyn S Reed and Susan G. Mountain as recorded in OR 5426, Page 909, a distance of 333.00 feet to the centerline of Milton Avenue and place of beginning and passing over a 5/8 inch x 30 inch capped rebar set at 33.00 feet from said centerline, and containing within said bounds 0.740 acres of land of which 0.073 acres is located in the road right of way. Be the same more or less, but subject to all legal highways and easements on record.

According to an actual field survey by Alan N. Ewing, Registered Surveyor #6341 in April, 2016.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 16182 Milton Avenue, Lake Milton, Ohio 44429.

APPRAISED VALUE: $87,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
