By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, NOVEMBER 27, A.D. 2018 AND

TUESDAY, DECEMBER 11, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Boardman, County of Mahoning and State of Ohio:

And known as being Lot No. 329 in Huntington Woods Plat No. 16, a subdivision of a part of Original Boardman Township, Part of Great Lot No. 9-4th Division, as shown by the recorded plat of said Subdivision in Volume 88 of Maps, Page 146, of Mahoning County Records.

Said Lot No. 329 has a frontage of 86.42 feet on the southeasterly side of Hunters Cove, and extends back 172.98 feet on the northeasterly line, 175.00 feet on the southwesterly line and has a rear line of 118.92 feet, as appears by said plat, be the same more or less, but subject to all lgal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 8009 Hunters Cove, Youngstown, Ohio 44512.

APPRAISED VALUE: $214,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
