at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as being Lot Number Twenty-six Thousand Three Hundred Thirty-five (26335) according to the latest enumeration of lots in said City, formerly known as Lot No. 434 in Powerstown Plat No. 4 as recorded in Volume 13 of Plats, Page 49, Mahoning County Records.
Said lot has a frontage of Forty (40) feet on the northeasterly line of Neilson Avenue and extends back on its northwesterly line One Hundred Twenty-five (125) feet, and on its southeasterly line One Hundred Twenty-five (125) feet, having a rear line of Forty (40) feet, as appears by said plat, subject to all legal highways.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3609 Neilson Avenue, Youngstown, Ohio 44502.

APPRAISED VALUE: $20,333.33.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
