By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JUNE 12, A.D. 2018 AND

TUESDAY, JUNE 26, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Village of Beloit, County of Mahoning and State of Ohio:

And known as being Sub Lot No. 54 and the easterly 36 feet of Sub Lot No. 53 in Stanley's and Greenwalt's First Addition, a subdivision of a part of Original Smith Township in Volume 17 of Plats, Page 33 of Mahoning County Records.

Said Village Lot No. 54 and the easterly 36 feet of Lot No. 53 together form a parcel of land having a frontage of 86 feet on the southerly side of Derr Avenue, and extends back between parallel lines 140 feet on the easterly line, 140 feet of the westerly line and has a rear line of 86 feet, as appears by said plat, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 18101 Derr Avenue, Beloit, Ohio 44609.

PERMANENT PARCEL NUMBERS: 17-009-0-013.000 and 17-009-0-014.000

APPRAISED VALUE: $84,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
