By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JUNE 12, A.D. 2018 AND

TUESDAY, JUNE 26, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Austintown, County of Mahoning and State of Ohio:

And known as being Sublot No. 137 in Lynhaven Plat Number 3, a subdivision of a part of Original Austintown Township, Great Lot Number 17, as shown by the recorded plat of said subdivision in Volume 23 of Maps, Page 149 of Mahoning County Records.

Said Sublot No. 137 has a frontage of 50 feet on the westerly side of Meridian Road and extends back between parallel lines 175.6 feet on the northerly line, 175.6 feet on the southerly line and has a rear line of 50 feet, as appears by said plat.

Excepting and reserving therefrom, however, the following described parcel deeded to Mahoning County Commissioners by Warranty Deed Volume 1352, Page 25, Mahoning County Records.

Known as being part of Sublot Number 137 of the Lynhaven Plat Number 3, as recorded in Volume 23, Page 149 of Mahoning County Records of plats and being more fully described as follows:

Beginning at a point at the southeast corner of said Sublot Number 137, said point also being this Grantor's Southeast Property corner and 33.00 feet left of Station 22 plus 50.17 on the centerline of Meridian Road; thence 86° 10' 20" west along the southerly line of Sublot Number 137 and this Grantor's southerly line, a distance of 12.00 feet to a point on the proposed westerly right-of-way line of Meridian Road; thence north 03° 53' 30" east, along said proposed right-of-way line, a distance of 50.00 feet to a point on the northerly line of said Sublot Number 137 and this Grantor's Northerly Property line; thence south 86° 10' 20" east, along said northerly corner of Sublot Number 137 and at this Grantor's Northeast Property corner; thence south 03° 53' 30" west, along the existing westerly right-of-way line of Meridian Road, the easterly line of said Sublot Number 137 and the Grantor's Easterly Property line, a distance of 50.00 feet to the place of beginning, containing 600 square feet of land, more or less.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3334 South Meridian Road, Youngstown, Ohio 44511.

PERMANENT PARCEL NUMBER: 48-001-0-309.000

APPRAISED VALUE: $46,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
