The following described premises: Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as being Youngstown City Lot No. 43336, as lots are now known and numbered in the City of Youngstown, said Lot 43336 fronts Fifty (50) feet on the southerly line of Maywood Drive and extends back therefrom between parallel lines a distance of One Hundred Fifty (150) feet; being part of the same premises as those conveyed to in this Grantor by Warrenty Deed recorded in Volume 494, Page 73, Mahoning County Records of deed, said Youngstown City Lot No. 43336 is in Woodlawn Park Sub Division of a part of Original Boardman Township Lot No. 17, Fourth Division as shown by the recorded plat of said subdivision in Volume 22 of Maps, Page 198, Mahoning County Records. Said Maywood Drive was formerly known as Woodland Ave. being the same property conveyed by fee simple deed from Candi L. Lenhardt unmarried to Patricia J. Hoban, dated 04/01/2000 recorded on 04/03/2003 in OR Book 4566, Page 147 in Mahoning County Records, State of Ohio.

APPRAISED VALUE: $33,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
