at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Youngstown, County of Mahoning and State of Ohio:
And known as being the Southerly 5 feet of Youngstown City Lot No. 23460 and all of Youngstown City Lot No 23525, according to the latest enumeration of lots in said City in South Youngstown Replat No. 1, a subdivision of a part of Original Youngstown Township Great Lot No. 1, as shown by the recorded plat of said subdivision in Volume 17 of Maps, Page 50 of Mahoning County Records.
Said all of Youngstown City Lot No. 23525 and the Southerly 5 feet of Youngstown City Lot No. 23460 together form a compact parcel of land having a frontage of 50 feet on the Northerly side of Midlothian Boulevard and extends back between parallel lines a distance of 135 feet on the Easterly line, a distance of 135 feet on the Westerly line and has a rear line of 50 feet, as appears by said plat.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 412 West Midlothian Boulevard, Youngstown, Ohio 44511.
PERMANENT PARCEL NUMBERS: 53-125-0-062.000 and 53-125-0-021.000
APPRAISED VALUE: $61,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
