By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, FEBRUARY 20, A.D. 2018 AND

TUESDAY, MARCH 6, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the City of Youngstown, County of Mahoning and State of Ohio, and known as being Youngstown City Lot No. 34766 and the westerly 32 feet of Youngstown City Lot No. 34767 according to the latest enumeration of lots in said city, as shown by the recorded Mahoning County Records of Plats Volume 19, Page 16, said premises being further bounded and described as follows:

Beginning at a point on the easterly line of Judson Avenue at the northwesterly corner of Youngstown City Lot No. 34805; thence Northerly along the easterly line of Judson Avenue a distance of 90 feet to a point: thence by a curve to the right having a radius of 40 feet to a point on the southerly line of Judson Avenue; thence Easterly along the southerly line of Judson Avenue a distance of 52 feet to a point; thence Southerly and parallel to the westerly line of Youngstown City Lot No. 34768 a distance of 130 feet to a point on the northerly line of Youngstown City Lot No. 34806; thence Easterly along the northerly line of Youngstown City Lot No. 34806 and Youngstown City Lot No. 34805 a distance of 92 feet to the place of beginning.

Be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 233-235 East Judson Avenue, Youngstown, Ohio 44507.

APPRAISED VALUE: $29,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
