By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, APRIL 17, A.D. 2018 AND

TUESDAY, MAY 1, A.D. 2018

Situated in the Village of Sebring, County of Mahoning and State of Ohio and known as and being Lot No. Twenty-one Hundred Ninety-five (2195) in the Village of Sebring, Ohio, as the same is marked, numbered and distinguished on the Plat Records I the Mahoning County Record's Office. See Plat Record Volume 58, Page 26 of the Mahoning County Plat Records. Said premises was formerly known as Lot No. Two (2) in the W. F. Reibold Plat No. I as described in Plat Book Volume 42, Page 279 of the Mahoning County Plat Records be the same more or less but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 1006 South 12th Street, Sebring, Ohio 44672.

APPRAISED VALUE: $84,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
