at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Campbell, County of Mahoning and State of Ohio, and known as being Campbell City Lot Nos. 1136 and 1137, according to the latest enumeration of lots in said city, formerly Sub Lot Nos. 120 and 121 in the East Youngstown Land and Improvement Co.'s Plat No. 2, a Subdivision of a part of Original Coitsville Township Great Lot Nos. 16, 24 and 27, as shown by the recorded Plat of said Subdivision in Volume 4 of Maps, Page 26-1/2 and 26--3/4 of Mahoning County Records. Said Campbell City Lot Nos. 1136 and 1137 together form a parcel of land having a frontage of 100 feet on the Southerly side of Devitt Avenue and extending back between parallel lines 150 feet on the Easterly line, 150 feet on the Westerly line and having a rear line of 100 feet and as appears by said plat, be the same more or less, but to all legal highways.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 337 Devitt Avenue, Campbell, Ohio 44405.
PERMANENT PARCEL NUMBERS: 46-008-0-136.000 and 46-008-0-137.000
APPRAISED VALUE: $33,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
