at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the Township of Austintown, County of Mahoning and State of Ohio:
And known as being Lot Number Two (2) in Westgate Park Plat No. 1 as recorded in Volume 34 of Plats, Pages 72 and 73, Mahoning County Records, and is bounded and described as follows:
Beginning at the intersection of the north line of Burkey Road with the west line of Lot No.1; thence west along the north line of Burkey Road about 65 feet to a point; thence by a curve deflecting to the right; having a radius of 25 feet to a point on the east line of a proposed street, now known as Westgate Boulevard; thence north along the east line of said Westgate Boulevard, a distance of about 250 feet; thence east a distance of 90 feet to the northwest corner of Lot No. 1, thence South along the west line of Lot No. 1 a distance of 275 feet to the place of beginning as appears by said plat.

APPRAISED VALUE: $62,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
