at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Youngstown, County of Mahoning and State of Ohio:
Parcel 1:
And known as being City Lot No. 35192 as lots are now numbered in said City. Said City No. 35192 has a frontage of 40 feet on the north side of Boston Avenue and extends back therefrom of even width, a distance of 125 feet as shown by the recorded Plat of said Subdivision in Volume 19 of Maps, Page 95 of Mahoning County Records.
Parcel 2:
And known as being East 20 feet of City Lot 35191 as lots are now numbered in said City. Said City Lot has a frontage of 20 feet on the north side of Boston Avenue and extends back therefrom of even width, a distance of 125 feet as shown by the recorded Plat of said Subdivision in Volume 19 of Maps, Page 95 of Mahoning County Records.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 716 East Boston Avenue, Youngstown, Ohio 44502.
PERMANENT PARCEL NUMBERS: 53-111-0-156.000 and 53-111-0-155.000
APPRAISED VALUE: $19,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
