By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, FEBRUARY 6, A.D. 2018 AND

TUESDAY, FEBRUARY 20, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Jackson, County of Mahoning and State of Ohio, and known as being Lot No, 50 of the Original Survey of Jackson Township, Mahoning County, Ohio, and being a parcel of land out of the north central portion of a 31.26 acres tract of land conveyed to Charles B. Dugan as Parcel No. 3 in a deed from Vasil Robincheck and Anna Robincheck dated March 1, 1932 and recorded in Mahoning County Records of Deeds Volume 425, Page 224, and is more fully bounded and described as follows:

Beginning at an iron pin in the southerly line of Gladstone Road, so-called (formerly known as the Pricetown to Ohltown Road), said iron pin at the place of beginning being North 83° 09' East a distance of about 162.10 feet from a point in the southerly line of said Gladstone Road at the northwesterly corner of lands now or formerly owned by Charles B. Dugan in said Lot No. 50, said iron pin being also South 0° 15' West a distance of 30.23 feet from a spike in the center line of said Gladstone Road; Thence from said place of beginning North 83° 09' East along the southerly line of said Gladstone Road a distance of 65.00 feet to an iron pin in the southerly line of said Gladstone Road, said iron pin being also South 0° 15' West a distance of 30.23 feet from a spike in the center line of said Gladstone Road:

Thence South 0° 15' West along a new line dividing lands herein described from other lands now or formerly owned by said Charles B. Dugan a distance of 158.19 feet to an iron pin:

Thence South 83° 09" West along a new line dividing lands herein described from other lands now or formerly owned by said Charles B. Dugan and parallel to the southerly line of said Gladstone Road a distance of 65.00 feet to an iron pin:

Thence North 0° 15" East along a new line dividing lands herein described from other lands now or formerly owned by Charles B. Dugan, parallel to the easterly line of lands herein described and approximately parallel to the westerly line of the said 31.26 acre tract now or formerly owned by said Charles B. Dugan a distance of 158.19 feet to the iron pin in the southerly line of the said Gladstone Road at the place of beginning.

Containing within said bounds 0.234 acres of lands as surveyed by F. L. Davison, Registered Surveyor, on May 6, 1944.

NOTE: Notwithstanding the reference to acreage or square footage in the description set forth in Schedule A hereof, this policy does not insure nor guarantee the acreage or quantity of land set forth therein.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 12261 Gladstone Road, Southwest Warren (Jackson Twp), Ohio 44481.

APPRAISED VALUE: $119,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
