H. & L. H. Howard and being 10 feet right and left to the following described centerline: 1. A bearing of South 89 degrees 52 minutes 22 seconds West a distance of 10.00 feet to a corner; 2. A bearing of South 00 degrees 07 minutes 38 seconds East a distance of 30.98 feet to a Corner; 3. A Bearing of South 61 degreees 35 minutes 54 seconds West a distance of 255.22 feet to a corner; 4. A bearing of North 82 degrees 54 minutes 27 seconds West a distance of 185.40 feet to the Terminus of said easement; Being part of the premises conveyed to the within Grantor as recorded and described in Volume 1258, Page 268 of the Mahoning County Recorder's Office, Courthouse, Youngstown, Ohio.

Subject to pertinent public and private rights of way and easements. Reference bearing: South 43 degrees 14 minutes 38 seconds East assumed, South 42 degrees 53 minutes 00 seconds East Survey Record. Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
