By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the City of Youngstown, County of Mahoning and State of Ohio, and is described as follows:

And known as being the East 1/2 of the Youngstown City Lot Numbers Fifty-two Thousand Five Hundred Thirteen (52,513) and all of Fifty-two Thousand Five Hundred Fourteen (52,514) according to the latest enumeration of lots in said City, formerly Lots 113 and 114 in The Highlands Annex, as recorded in Volume 4 of Plats, Pages 32-1/4 and 32-3/4 Mahoning County Records.

Said lots together form a parcel of land having a frontage of Sixty (60) feet on the Northerly side of McGuffey Road and extends back on its Westerly line One Hundred Forty-four (144) feet, and on its Easterly, which is also the Westerly side of Alden Avenue (formerly Cleveland Street) of One Hundred Forty-four and Eighty-four Hundreths (144.84) feet, having a rear line of Sixty (60) feet, as appears by said plat, be the same more or less but subject to all legal highways.

APPRAISED VALUE: $21,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
