By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the City of Youngstown, County of Mahoning and State of Ohio:

And known as being Lot No. 35649 as lots are now numbered in said City, and as shown recorded in Volume of Plats 19, Page 95 in Mahoning County Records.

Said lot has a frontage of 45 feet on the Northerly side of Cambridge Avenue and extends back 140 feet as appears by said plat, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 806 Cambridge Avenue, Youngstown, Ohio 44502.

PERMANENT PARCEL NO. 53-110-0-286.000 ("Certificate Parcel").

***If such parcel does not receive a sufficient bid at the initial sale, it shall be re-advertised and offered for sale again, without appraisal and according to law, in The Daily Legal News.

MINIMUM BID:

$9,000.00 plus interest accruing daily, plus court costs, administrative costs, accrued taxes, penalties, interest and charges.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK for ten percent (10%) deposit of appraised value at the sale, ($3,000.00 cap on deposit for Plaintiffs), balance in full within thirty (30) days.

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
