By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the Village of Springfield, County of Mahoning and State of Ohio:

And known as being part of the Jacob Snoke Outlot Addition, being situated in Section 29 of Springfield Township, Mahoning County and being more particularly bounded and described as follows to wit:

beginning at a point in the Center Line of the Garfield-Petersburg Road, where the same is interacted by the prolongation Southerly of the Easterly Line of a Public Alley in Elizabeth Wagner's Addition as recorded in Volume 3, at Page 63 of the Mahoning County Records of Plats;

Thence North 25 degrees 06' East, along the Easterly Line of said alley, a distance of 379.12 feet to an iron pin;

Thence South 66 degrees 49' East, a distance of 69.71 feet to an iron pin;

Thence South 25 degrees 06' West, a distance of 356.52 feet to a point in the Center Line of Garfield-Petersburg Road;

Thence North 84 degrees 35' West, along the Center Line of said Road, a distance of 74 feet to the PLACE OF BEGINNING and Containing .588 of an acre of land, as appears by said plat, be the same more or less, but subject to all legal highways.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
