By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, MAY 14 A.D. 2019

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

 

Situated in the Township of Springfield, County of Mahoning and State of Ohio:

Known as and being part of Great Lot 32 in said Springfield Township and being further bounded and described as follows: Beginning at a point on the centerline of Macklin Road at the Southwesterly corner of the A. and H. Wydick Plat No. 1 as recorded in Volume 65 at Page 300 of the Mahoning County Record of Plats, said point being South 00 degrees 10' 53" East a distance of 3736.32 feet along to the said centerline from a monument found at the intersection of said Macklin Road centerline with the centerline of East Garfield Road; thence by the next two courses along said Wydick Plat No. 1, South 89 degrees 40' 57" East, passing over an iron pin found at 18.22 feet, a total distance of 494.91 feet to an iron pin found; thence North 00 degrees 10' 53" West a distance of 190.01 feet to an iron pin found on the Southerly line of lands now or formerly of Dave and Sherry Paulin; thence along said Paulin lands, South 89 degrees 40' 57" East a distance of 807.90 feet to an iron pin found on the Westerly line of lands now or formerly of Darrell A. and Thelma C. Bacon, Trustees, thence along said Bacon lands, South 00 degrees 42' 16" West a distance of 570.00 feet to an iron pin found at the Northeasterly corner of lands now or formerly of Daniel J. and Toni L. Jaric; thence along said Jaric lands, North 89 degrees 40' 57" West, passing over an iron pin found at 1278.73 feet, a total distance of 1294.00 feet to a point on said Macklin Road centerline; thence along said centerline, North 00 degrees 10' 53" West a distance of 380.00 feet to the point of beginning. The above described parcel contains within said bounds 14.831 acres of land, of which 0.174 acres are within right-of-way, as surveyed under the supervision of James J. Mohoney, Registered Surveyor No. 8076, of Western Reserve Land Consultants, Inc on July 20, 2006, but subject to all legal highways and easements of record. Basis of bearing of the above described parcel being the centerline of Macklin Road, held at North 00 degrees 10' 53" West as cite on a Map of Survey Consolidation performed by Keith A. Chamberlin, P.S. No. 6744 dated April 4, 2002 and recorded in Volume 102 at Page 227 of the Mahoning County Records of Plats.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 14755 Macklin Road, New Springfield, Ohio 44443.

APPRAISED VALUE: $153,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
